COMPANY OVERVIEW
TransGrid Energy(“TGE”) is a renewable energy company focused on investing, developing, owning and operating utility-scale battery energy storage systems and PV projects. TransGrid has a robust pipeline of projects under construction and in late-stage development, and the Company is actively expanding its energy asset portfolio across the United States.
As an affiliate company of Hanwha Group, a FORTUNE Global 500 company driven by a firm commitment to advancing the clean energy future, TransGrid Energy is striving to shape the renewable energy landscape by providing sustainable and reliable power solutions tailored to meet the energy needs of today and tomorrow.
POSITION OVERVIEW
As Manager, Site Acquisition Lead at TransGrid Energy, you will lead the identification, evaluation, acquisition, and development of strategic sites for the company’s growing data center and energy infrastructure pipeline.
This is a highly visible role responsible for securing the land and power infrastructure required to bring data center projects from initial site identification through site control and development. You will evaluate opportunities across land availability, power capacity, utility interconnection, fiber connectivity, zoning, permitting, water, environmental constraints, and overall development feasibility.
The ideal candidate combines strong real estate and land acquisition expertise with a deep understanding of power availability, utility interconnection, data center development, energy infrastructure, and local entitlement processes. This individual has a proven track record of closing land transactions and working directly with utilities, brokers, developers, property owners, and local jurisdictions to turn potential sites into actionable development opportunities.
Working closely with Power Systems Engineering, Development, Legal, Finance, and Executive Leadership, you will build and manage a high-quality site pipeline while determining which opportunities can deliver the required combination of land, power, infrastructure, timing, and economics. You will play a critical role in securing the sites and power capacity required to support TransGrid Energy’s next generation of data center projects.
RESPONSIBILITIES
· Identify, source, and evaluate potential data center sites based on power availability, utility interconnection, land characteristics, fiber connectivity, zoning, water availability, environmental considerations, and overall development feasibility.
· Lead the land acquisition process from initial site identification and property-owner outreach through LOIs, options, purchase agreements, leases, and other forms of site control.
· Negotiate directly with landowners, brokers, developers, and other stakeholders to secure favorable commercial terms and establish site control.
· Own power-procurement and utility due diligence in partnership with Power Systems Engineering, including evaluating available capacity, interconnection requirements, timelines, costs, and risks.
· Work directly with utilities and power providers to understand available capacity, infrastructure requirements, interconnection processes, development timelines, and potential constraints.
· Drive zoning, entitlement, permitting, and local development strategy in partnership with internal and external development resources.
· Build and maintain a qualified land and power pipeline, continuously evaluating and prioritizing opportunities based on development potential and strategic fit.
· Develop and maintain a feasibility view of each opportunity, including developable MW, land cost, power cost, infrastructure requirements, development schedule, and schedule-to-power.
· Evaluate site opportunities and make recommendations regarding which sites should advance based on land, power, infrastructure, entitlement, timing, and economic considerations.
· Coordinate cross-functional due diligence across real estate, power, engineering, legal, environmental, permitting, finance, and development teams.
· Track site acquisition milestones, critical path items, development risks, and required actions to maintain project schedules.
· Identify potential land, power, permitting, environmental, infrastructure, and schedule risks early and develop strategies to mitigate them.
· Build and maintain relationships with real estate brokers, landowners, utilities, developers, municipalities, economic development organizations, and other stakeholders relevant to data center development.
· Monitor data center development activity, power-market conditions, utility infrastructure investments, transmission and generation projects, and other market developments that may create new site opportunities.
· Represent TransGrid Energy in discussions with property owners, utilities, municipalities, brokers, developers, and other external stakeholders.
· Maintain accurate pipeline reporting and provide regular updates on site control, developable MW, power availability, schedule-to-power, land and power costs, and key development risks.
· Develop repeatable site-selection, acquisition, and evaluation processes that allow TransGrid Energy to efficiently scale its development pipeline.
· Perform other duties and special projects as assigned.
REQUIRED QUALIFICATIONS
· Approximately 8+ years of experience in site selection, land acquisition, real estate development, data center development, energy infrastructure development, or a closely related field.
· Proven track record of successfully closing land transactions, including LOIs, options, leases, purchase agreements, or other forms of site control.
· Experience sourcing and evaluating sites for data centers, energy infrastructure, industrial development, power generation, or other large-scale infrastructure projects.
· Experience working with utilities on power availability, utility interconnection, infrastructure requirements, development timelines, or related power procurement activities.
· Strong understanding of the factors that determine whether a site can support a large-scale data center, including land, power, fiber, zoning, water, environmental constraints, and infrastructure.
· Experience navigating zoning, entitlements, permitting, environmental considerations, and local jurisdictional processes.
· Strong real estate negotiation skills, with the ability to work directly with property owners, brokers, developers, utilities, and other stakeholders.
· Demonstrated ability to evaluate development opportunities based on developable MW, cost per MW, schedule-to-power, land economics, infrastructure requirements, and development risk.
· Strong understanding of power markets and the practical challenges associated with securing significant electrical capacity for new developments.
· Existing relationships with utilities, real estate brokers, landowners, developers, municipalities, or other relevant stakeholders are highly valued.
· Strong analytical and organizational skills, with the ability to manage multiple potential sites and transactions simultaneously.
· Comfortable operating across strategy and execution, with a high level of ownership and a bias toward action.
· You thrive in ambiguity and are comfortable building the process while executing the work. You don't need a pre-existing playbook; you want to help build one.
· Strong communication and interpersonal skills, with the ability to establish credibility and build relationships with property owners, utilities, government officials, technical teams, executives, and external partners.
· Bachelor's degree in real estate, engineering, business, or a related field preferred, but relevant experience may be considered in lieu of a specific degree.
· Travel may be required depending on business needs.
